CANCELLATION POLICY

We understand that plans can change, and we aim to be as fair and flexible as reasonably possible. At the same time, once a reservation is confirmed, those dates are removed from availability and we may turn away other guests wishing to book them.

For this reason, the initial 25% booking payment is non-refundable.

Our cancellation terms vary according to the length of your stay and whether your reservation falls within High or Low Season.

Stays of Less Than 3 Months

High Season — November 1 through April 30

• More than 60 days prior to arrival: The initial 25% booking payment is non-refundable. No additional cancellation charge applies.
• 31–60 days prior to arrival: 50% of the total rental amount is non-refundable.
• 30 days or less prior to arrival: 100% of the total rental amount is non-refundable.

Low Season — May 1 through October 31

We are pleased to offer greater flexibility for cancellations during our Low Season.

• More than 30 days prior to arrival: The initial 25% booking payment is non-refundable. No additional cancellation charge applies.
• 15–30 days prior to arrival: 50% of the total rental amount is non-refundable.
• 14 days or less prior to arrival: 100% of the total rental amount is non-refundable.

Extended Stays of 3 Months or Longer

Because extended reservations take the villa off the rental market for a significant period of time, a different cancellation schedule applies.

Our extended-stay payment plan allows guests to pay their reservation in four separate installments rather than paying the full rental amount at one time. As each scheduled payment becomes due, that payment becomes non-refundable.

High Season — November 1 through April 30

• More than 90 days prior to arrival: The initial 25% booking payment is non-refundable. No additional cancellation charge applies.
• 61–90 days prior to arrival: 50% of the total rental amount is non-refundable.
• 31–60 days prior to arrival: 75% of the total rental amount is non-refundable.
• 30 days or less prior to arrival: 100% of the total rental amount is non-refundable.

Low Season — May 1 through October 31

• More than 60 days prior to arrival: The initial 25% booking payment is non-refundable. No additional cancellation charge applies.
• 31–60 days prior to arrival: 50% of the total rental amount is non-refundable.
• 30 days or less prior to arrival: 100% of the total rental amount is non-refundable.

If We Are Able to Rebook Your Dates

If you need to cancel, we will make every reasonable effort to rebook your cancelled dates.

If we successfully rebook all or a portion of your cancelled stay, a refund may be provided based on the rental income recovered from the replacement booking, less the original 25% non-refundable booking payment and any reasonable costs associated with the cancellation and rebooking.

Any applicable refund will be calculated after the replacement stay has been completed and payment has been received in full.

Late Arrival or Early Departure

Once your scheduled rental period has begun, no refunds or credits will be provided for late arrival, early departure, or unused nights, regardless of the reason.

Travel & Cancellation Insurance

We strongly recommend that guests purchase appropriate travel and cancellation insurance, particularly for extended stays. Insurance may provide protection for certain unexpected circumstances that result in the cancellation or interruption of your stay.

Our goal is to treat our guests fairly while also protecting the dates that have been reserved exclusively for you.
